04/27/22 - Potential Land Development on the Mountain - BRMCA has been monitoring a 150-acre parcel of land for sale on the south end of Rt 601. Recently, we became aware of a business application for the property that was filed in Loudoun County by Mr. Kirby Covert of Front Royal. The business, known as Reset Shenandoah (Resetshenandoah.com), would consist of a camp ground with geodesic domes and tree houses. The property sits in Loudoun, Clarke and Fauquier counties, although Clarke and Fauquier were unaware of the business proposal until today. At this time, it is also unknown if the property has actually been sold. It is currently listed for sale by Thomas & Talbot Estate Properties at a price of $2.3M and is believed to be owned by the Thomas family (thomasandtalbot.com/Property-La_Grange).

 

Loudoun County will hold a Preliminary Application Conference (PRAP) with Mr. Covert on May 09. Specifically, Mr. Covert is requesting a SPMI (Minor Special Exception) to establish a rural retreat on AR-2 zoned property within Loudoun. The SPMI process evaluates land use that may be appropriate, but because of potential impacts to neighboring property owners, is not permitted by right. Once the Loudoun BOS reviews the request, there will be an opportunity for public comment. Clarke and Fauquier counties may hold similar type hearings, should Mr. Covert’s business proposal move forward in Loudoun.
